SELLER Representation. Premier will:

  • Review Contract/Counters/Addenda
  • Confirm escrow has been opened
  • Confirm buyer’s deposit check to title and obtain title receipt
  • Enter transaction into Skyslope - Online Transaction Platform
  • Provide agent with Transaction Contact Sheet and Calendar of Key Dates
  • Email Transaction Contact Sheet and Calendar of Key Dates to seller and all other parties involved
  • Order Home Warranty
  • Order HOA Documents
  • Order Repairs for Seller, if needed  
  • Contact seller and inform them of scheduled inspections
  • Prepare all seller disclosures and existing reports –if listing agent does not have disclosures completed, then a blank set will be sent to the seller, or given to agent to complete.
  • Prepare disclosures and email to selling agent
  • When disclosures are returned from buyer, disclosures are reviewed to ensure no signatures were missed, uploaded and maintained in Skyslope
  • Schedule any repairs, if applicable and /or requested by agent
  • Remind selling agent of contingency removals
  • Prepare terms for title
  • Schedule sign off
  • Prepare rental agreement, if applicable and /or requested by agent
  • Coordinate keys, if requested by agent
  • Prepare and email commission demand to title
  • Collect signed copies of buyer’s and seller’s closing papers
  • Process commission check
  • Review/Sign off on file
  • Send electronic survey to seller on behalf of agent
  • Provide seller with CD of all transaction documents
  • Client is then added into the “Gobstopper” program and contacted 4 times throughout the year on behalf of the agent
  • Change status in the multiple listing service
  • Order sign down

 

BUYER Representation. Premier will:

  • Review Contract/Counters/Addenda
  • Open Escrow
  • Send buyer’s deposit check to title with purchase contract
  • Enter transaction into Skyslope
  • Provide agent with Transaction Contact Sheet and Calendar of Key Dates
  • Email Transaction Contact Sheet and Calendar of Key Dates to buyer and all other parties involved
  • Email purchase contract to lender
  • Order Home Warranty
  • Order HOA Documents
  • Order Inspections
  • Collect disclosures and existing reports from listing agent
  • Review to ensure that all disclosures required by law were provided and if not contact listing agent for missing and/or incomplete documents.
  • Prepare disclosures and email to buyer for review as well as Docusign to buyer for signing (unless otherwise requested by agent)
  • When disclosures are returned from buyer, disclosures are reviewed to ensure no signatures were missed, disclosures are then returned to the listing side, uploaded and maintained in Skyslope
  • Prepare contingency removals, addenda, request for repairs, if applicable and/or requested by agent
  • Prepare terms for title
  • Schedule Sign Off
  • Coordinate keys, if requested by agent
  • Prepare and email commission demand to title
  • Collect signed copies of buyer’s and seller’s closing papers
