SELLER Representation
- Enter listing into SkySlope (agent to provide completed Listing Launcher and signed Listing Agreement)
- Call and order Pre sale Escrow with Orange Coast Title
if requested - Provide a full package of required disclosures to be completed for the Listing, send disclosures out for digital signatures
- Once signed, TC will upload to Property Site for Disclosures.io
- Once pending, review contract documents received
- Enter the transaction into SkySlope (agent to provide completed Escrow Worksheet)
- Confirm escrow has been opened
- Provide and confirm key dates calendar
- Set up and send out reminders for key dates
- Request HOA documents be ordered by escrow
if applicable - Confirm buyer’s agent has Disclosures.io link
Request the return of signed disclosures, review to ensure complete, and upload to SkySlope file - Remind agent’s to schedule repairs needed if applicable
- Prepare terms for title with agent’s final approval
- Prepare commission demand request
- Order Home Warranty if applicable
- Coordinate seller signing final documents if agent requests
- Collect and upload Final Settlement Statement,
Closing papers - Send a secure e-mail of all file documentation for
Seller’s records - Ensure sign is ordered down and MLS is marked sold
BUYER Representation
- Review contract documents received
- Enter the transaction into SkySlope (agent to provide completed Escrow Worksheet)
- Confirm escrow has been opened or open if needed
- Provide copy of the contract to escrow and titleProvide and confirm key dates calendar
- Set up and send out reminders for key dates
- Confirm HOA documents have been ordered by escrow if applicable
- Schedule inspections for buyer if requested
- Provide Disclosures.io Link or collect disclosures and prepare a complete disclosure package for the buyer to review
- Send disclosures out for digital signature
- Ensure return of all disclosures, review to ensure complete, and upload to SkySlope file
- Prepare terms for title with agents final approval
- Prepare commission demand request
- Coordinate buyer signing if agent requests
- Coordinate key exchange, if needed
- Collect and upload Final Settlement Statement, Closing papers
- Send a secure e-mail of all file documentation for Buyer’s records
- Generate a monthly Property Investment Profile to be sent to client on behalf of the agent
- Order 100 “Buyer Represented Sale” farming postcards
